Building designer vs architect in NSW: what is the difference?
Both draw houses, but only one can call themselves an architect in NSW. Here is how to choose.
The title rule
In NSW the word "architect" is a protected title under the Architects Act 2003. Only a person registered with the NSW Architects Registration Board can use it. A building designer cannot call themselves an architect, and an honest one will say so. You can search the register on the board's website.
What a building designer does
A building designer designs and documents homes, prepares the drawings for council approval, and produces the construction set a builder prices and builds from. Many belong to a professional body such as the Building Designers Association of Australia (BDAA). Building designers commonly work on custom homes, renovations, extensions, granny flats and duplexes.
What an architect does
A registered architect also designs and documents buildings, and may offer additional services such as contract administration. Architects are registered and regulated under the Act, which is the main legal difference.
How to choose
- Ask to see examples of the same type of project, such as a Sydney renovation or a duplex.
- Ask what you receive at the end: concept plans, council drawings, a construction set.
- Ask how fees work and what stage each fee covers.
- Ask what insurance they carry.
An example is a Sutherland-based building designer who is open that the title architect is protected and who is a BDAA member.
Common questions

Building designers prepare the drawings and documents for development applications and complying development certificates. Check with your council or certifier on what is required for your project.
Is a building designer cheaper than an architect?
Fees vary by project and scope for both. Ask each for a scope of works and a staged fee schedule, then compare like for like.
