Heritage home painting in the Inner West: do you need council consent?
Many Inner West homes are heritage items or sit in heritage conservation areas. Painting them has its own rules.
The general rule
Inner West Council says consent is generally required for works to a heritage item or within a heritage conservation area. For some works of a minor nature, or for maintenance of the property, you may qualify for an exemption and not need consent. Council's guidance describes this as a heritage exemption.
Repainting an already-painted surface
Council guidance lists repainting existing painted surfaces in a colour scheme suited to the area and the building's age as minor heritage work that can qualify for a Heritage Exemption Certificate. The colour choice still matters, because it affects how the home fits its streetscape.
Painting unpainted brick is different
Council's conservation area statements treat painting or rendering original face brick as a change that harms the area's significance, and it needs consent. In one Local Planning Panel report, a heritage item painted without consent faced a condition requiring the paint to be removed. See painting brick and render in the Inner West.
How to check your property
- Check whether your home is a heritage item or in a heritage conservation area, using the NSW Planning Portal Spatial Viewer.
- Ask Inner West Council's duty planners what applies to your paint job.
- If it qualifies, apply for the exemption before painting.
Allow for the extra time
Heritage projects take longer because of the extra preparation and care they need. Painters in the area quote about 6 to 8 weeks for heritage work, against 3 to 4 weeks for a standard home. Heritage home painting in the Inner West is a listed service of local painters.
